“Brighton Terraces” needed a facelift to deal with timber rot, damaged common areas, degraded paintworks well as some roof repairs. BFMS Project Coordination took the challenge offering to coordinate building façade repairs including patching, re-rendering and painting of all surfaces including rooftop dividing walls, apartment doors, fascia, clubhouse, boundary walls etc. Repairs to damaged light fittings, roof tiles and guttering, feature walls, garden beds etc.
The problem
The committee foresaw the issue of their enjoyment of living in Brighton Terraces being eroded if they had to manage the day to day issues associated with the renovation project. BFMS Project Coordination assumed the role to oversee and coordinate the repairs and painting of the building façade and various common areas whilst ensuring minimum disruption to residents. They also coordinated residents to be available when works were to be carried out such as the apartment door repairs, and painting works.
Challenge 1
The key challenge was to upgrade the common areas with the minimum of disturbance to the residence, within project timing and budget.
Challenge 2
Scope development with the committee to proceed with additional requested scope variations whilst justifying the cost/benefits during the difficult COVID period.
Challenge 3
Weather delays had the ability to push out the project completion date.
Our solution
Ensure resident communication was clear and responsive via notices, followed up and resolved issues quickly.
Scope variations were priced by third parties as well as the incumbent contractor for the committee, who were able to make informed and sensible decisions.
Weather delays could not be helped however, management of the contractor resulted in them making up time lost by working additional hours where possible.
Assistance at the EGM and committee meeting to maintain effective management, project planning and decision making.
Negotiating additional overtime to keep the project on time.
Repairing and painting the building façade and successfully negotiating a 6.5-year warranty guarantee.
