Building condition report
A detailed building condition report can help you identify maintenance works early, increase the lifespan of your building, save money and protect its long-term value.
What is a building condition report?
A building condition report is a comprehensive assessment of the common areas of a strata property. It identifies the general and overall condition of the building fabric, plant, equipment, fixtures, and fittings. This visual assessment includes photographs, a description of the areas identified, priority listings and recommendations.
What does a building condition report contain?
A building condition report identifies and recommends maintenance works needed to rectify structural defects, maintain optimal performance of equipment, and address any safety issues. You will be able to use a completed report as a guide to prioritise the areas that need addressing.
We provide photographic evidence of common areas including:
- Boundary walls
- Driveways and paths
- Gardens and trees
- Car parks
- Building facades
- Common rooms and facilities
- Drainage grates
- Plant rooms
- Plant equipment.
Issues we identify in your building condition reports
Some of the more common issues we identify within the building condition reports:
- Leaking seals on water pumps
- Blocked stormwater drains
- Lack of safety signage
- Damaged equipment
- Missed planned maintenance on assets
- Pathway/egress issues
How we help protect your asset
We deliver more; our skilled facilities management team have hands-on experience with building issues and maintaining properties. We work exclusively on strata and multi-owned properties and use a clear and transparent communication approach combined with industry expertise to ensure you understand the scope of works, and are not disadvantaged by unexpected costs and impacts.
Once building issues are identified, the report prioritises them into three categories of high, moderate, and low, so you can budget the rectification of your assets accordingly.
If you do not have the expertise to action your maintenance plan and manage contractors to undertake maintenance works, our facilities management team offers a project coordination service to take the stress out of the process.
“Thank you for the building condition report which was well received by the committee. I thought the presentation was exceptional.”
