What is an owners corporation?

The owners corporation (or bodies corporate) is the group of owners in the building strata scheme. At every annual general meeting (also called “AGM” for short), a strata committee is elected to represent the owners corporation in matters relating to common property, and to maintain the day-to-day running of the scheme. The strata committee consists of:

Chairperson – runs all general meetings and oversees all procedural matters

Secretary – arranges meetings by providing advance notice of them, prepares and distributes meeting agendas and minutes, and maintains the strata roll

Treasurer – notifies owners of levy contributions and keeps accounting records

What is a sinking fund?

A sinking fund, or otherwise known as a “capital works fund” in NSW, is set up by the owners corporation or bodies corporate to cover the costs of future capital expenses such as painting the building, driveway refurbishment or replacement of common property items.
