How to become good NABERS with greener buildings
The National Australian Built Environment Rating System (NABERS) was introduced by the Australian Government to encourage developers to create greener buildings.
It does so by measuring the energy efficiency, water usage, waste management and indoor environment quality of a building, as well as its overall environmental impact, and making all of this information available publicly.
Boost investment confidence
Once NABERS hits the residential market, potential homeowners and property investors will be able to make an informed decision as to whether purchasing a unit in a particular building is a sound investment from an environmental and efficiency perspective. This, in turn, will encourage developers to make their new builds as green as possible in order to attract those buyers and demonstrate that their ongoing running costs will be lower than their competitors’ developments because of the efficiencies built into their development during the construction phase.
Clarity on running cost management
But the push for efficiency gains should not stop once the building has been constructed. Strata management companies can also play a very active role in ensuring that buildings are ‘smarter’ and are run far more efficiently.
With the cost of utilities such as electricity, gas, and water having increased quite dramatically over the last few years, we need to be providing ways to help residents save money on their bills. This can be achieved in a number of ways, such as using renewable energy, conserving water, storing and sharing power between buildings, and so on.

Buildings account for around 30 percent of all carbon emissions globally so there is much room for improvement in how we manage buildings from a sustainability perspective. The introduction of this rating system to the residential sector is therefore a welcome move, as we look to reduce our environmental footprint and offer cost savings to our customers.
